Small scale retail incubator and parking garage developed as part of the Kashiwa-no-ha SMART CITY project.

The client was inspired by local service retail shopping in Portland Oregon and aimed to replace in Tokyo and several of the retailers including Bunk Sandwiches and Botanical Garden, a plant and health food store, opened their first location outside Portland in KOIL.

The building also includes passive stormwater management and a PV panels based on precedents in Portland.
